Are you planning to buy a house or property? If you are, different options are probably lingering on your mind by now. One is whether or not you should hire a realtor. Although there were many individuals who were able to buy houses and properties without any help from a realtor from the beginning till the end of the transaction, it’s better if you would not take this approach. If you would analyze closely, there are many roles of a realtor that you, who is not an expert in this field will find so complicated to do.

What are the roles of a realtor? The roles of a realtor may be classified into two; the basic and the advanced and these roles may depend on the transaction that he or she will mediate; the buyer’s side or the seller’s side.

The most basic role of a realtor is to represent the best interest of his client in a real estate transaction working off for a commission. In most cases, the commission realtor’s get is 6% of the price of the property and usually, this commission is divided between the realtor on the buyer’s side and the realtor on the seller’s side.

The advanced roles of a realtor depend on which side he or she represents. If the realtor is representing the buyer, his roles include determining buying power, search agent, community and environment evaluation, giving contract negotiation advice, property inspection and title status assistance, understanding financing and giving closing guidance. If the realtor is representing the seller’s side, his roles include selling market advice, increase chances of sale, advertising, evaluation of buyer and giving closing guidance.

A real estate transaction is a very complex process that involves different steps and is best done only with the help and guidance of a trained and licensed realtor. A realtor can save you all the headaches you may get from a real estate transaction.

To hire a real estate agent, you must first know the relationship among agents, prospect buyer and home sellers. This is very important because sometimes, problems such as the conflict of interest may occur in this situation. There are three kinds of real estate agents; seller’s agent that is commonly known for representing the seller exclusively, buyer’s agent represents the buyer exclusively and the dual agent that represents both the seller and buyer.

There are different ways on how you could hire a real estate agent. It may either be through a friend’s recommendation. You may also trust your associates to recommend a real estate agent. These two are the easiest possible way to find a real estate agent that you can easily trust. However, if recommendations are not available, you may always look for real estate agent postings from the internet or phonebooks. After you have gathered the necessary information, you may now start contacting them.

The next step you should do is to schedule an interview with all the possible real estate agents you have contacted. Do not forget to ask if these agents have a real estate license. It is also important to ask if these agents are doing this job full time or part time. Also, you have to ask for their experiences, how many transaction have they already closed successfully and it would be better if they can show you a proof of the deals they handled in the past few years. This proof may include property location, property type and date of sale.

Once you have chosen the perfect and qualified real estate agent for you, both of you should sign an exclusive agreement that will prove that both of you agree on the same terms and conditions. The agreement should state that the agent will work only with you. This agreement should also have contract terms, most agents ask for six months exclusivity, you must also include commissions on your agreement though, most seller usually get commission equal to 2 to 3 % of the price of the property. Commission is not set by law that’s why rates of commission can also be negotiated, depending on your agreement.

Now that you have the full idea on how to hire a real estate agent, you must be very careful in choosing the right agent. Remember that he or she should be someone who you can trust. As long as you both trust each other, there will be no conflict. It is also very important that you have lawyer to witness the agreement you had with the real estate agent. Though this is not a requirement, this will help you to overview the paper works that you will sign.

Hiring a real estate agent can sometime be a nerve-racking task to do. If you found the perfect real estate agent, you won’t need to do this time and time again. Always keep in mind that you should eye a real estate agent that will work with you for a long time.

Everyone can actually be a real estate agent. With the right training and education about what a real estate is; one can finally be in this field. However, there are some characteristics of a real estate agent that one has to consider. Looking for a real estate agent is not as simple as picking anyone you would meet on the street.

What characteristics of a real estate agent should you consider? The first thing you have to look for in an agent is honesty. Will you be able to know whether an agent is honest at the first meeting? Yes you will! Before hiring an agent, you have to conduct an interview and honesty is easily determine through the answers your real estate agent applicant gives you. Do not ever believe in an agent who gives too many promises because most likely, he is one of those who do a lot of talking but is unable to deliver what he is saying.

The second characteristic of a real agent that you have to look for is the convincing power or the strength to do a negotiation between the seller and the buyer. Your real estate agent should have a balanced level of strength to handle objections and this is a good indication that you are arriving at a win-win situation.

Personality is also a very important basis when one is looking for a real estate agent. When we say personality, this is the characteristic that a real estate agent has to build a rapport between himself and the buyer or the seller. Everybody has his own personality but traits that match other’s personality are important in order for both dealing with a real estate transaction to get along with each other well because small conflict may lead the situation to worsen.

A real estate agent should also be a good listener. You will know this right on the first interview. It is not a good indication when you feel that you are not being heard or allowed to talk. There are empathetic listeners who listen closely to what you are talking about. There are listeners who are anticipating. These are those who only respond depending on their anticipation. However, you have to be careful with listeners who are smart enough to know the answers to your questions before you even ask them. You have to have a good discernment on what kind of listener the real estate agent you are dying to hire is.

Finally, you have to look for a committed real estate agent. Real estate transactions are sometimes time consuming. Commitment is one of the most important characteristics a real estate agent should have. Without this, real estate transactions will be left hanging on the air. Nowadays, there are lots of part time realtor’s who do good job but the thing is full time and committed agent doesn’t have any income to fall back and leave you behind anytime he or she wants to.

Experience is also an important characteristic that a real estate agent should have. Agents with lots of experience whether it is on the buyer or seller sellers’ part know how to manipulate any kind of situation when it comes to real estate negotiations. However, not all experienced real estate agents are successful. There are always new things to learn and to master so be sure to hire an experienced real estate agent who could easily adopt to trainings.

The above characteristics are very important to land on a real estate agent that will help you gain the success in your business. Careful scrutiny and discernment will help you identify who to hire and who not to hire. By doing this, you are assured of a greater profit from all the transactions that your real estate agent is doing.
