House prices due to fall for first time since 1990s

A recent prediction from industry experts shows that house prices are expected to fall on an annual basis for the first time since the 1990s. With the country on the brink of recession and the reduction of mortgage loans, fears of rising unemployment, and the effects of the credit crunch, house prices are expected to take a hit with house price falls on an annual basis delivering a shock to homeowners who have seen the value of their homes rocket over the past seven years or so.

According to a Reuters poll of 30 analysts there is a 78% chance that house prices will fall on an annual basis this year, which is a rise on the 65% chance predicted in January, and a sharp rise on the 30% chance of falls on an annual basis that was predicted in October of last year. Prices are expected to fall by around 0.8% this year, and a further 2% in 2009 according to predictions, and the overall prediction for house prices has deteriorated over recent weeks.

One economist from the Bank of America in London stated: “Tightening credit conditions, weak purchasing power and a softening labor market will all prevent a resurgence in house price inflation.” Another official from the Royal Institute of Chartered Surveyors stated: “A key difference with 2004/05 when monetary easing did stoke up house prices is the reluctance of lenders to lend on mortgages.”

An economist at Capital Economics said: “The recent weakness in demand, evidenced by low levels of new buyer inquiries, will be exacerbated over coming months as the economy slows, unemployment begins to rise and job security is undermined.”

How to Hire a Real Estate Agent

To hire a real estate agent, you must first know the relationship among agents, prospect buyer and home sellers. This is very important because sometimes, problems such as the conflict of interest may occur in this situation. There are three kinds of real estate agents; seller’s agent that is commonly known for representing the seller exclusively, buyer’s agent represents the buyer exclusively and the dual agent that represents both the seller and buyer.

There are different ways on how you could hire a real estate agent. It may either be through a friend’s recommendation. You may also trust your associates to recommend a real estate agent. These two are the easiest possible way to find a real estate agent that you can easily trust. However, if recommendations are not available, you may always look for real estate agent postings from the internet or phonebooks. After you have gathered the necessary information, you may now start contacting them.

The next step you should do is to schedule an interview with all the possible real estate agents you have contacted. Do not forget to ask if these agents have a real estate license. It is also important to ask if these agents are doing this job full time or part time. Also, you have to ask for their experiences, how many transaction have they already closed successfully and it would be better if they can show you a proof of the deals they handled in the past few years. This proof may include property location, property type and date of sale.

Once you have chosen the perfect and qualified real estate agent for you, both of you should sign an exclusive agreement that will prove that both of you agree on the same terms and conditions. The agreement should state that the agent will work only with you. This agreement should also have contract terms, most agents ask for six months exclusivity, you must also include commissions on your agreement though, most seller usually get commission equal to 2 to 3 % of the price of the property. Commission is not set by law that’s why rates of commission can also be negotiated, depending on your agreement.

Now that you have the full idea on how to hire a real estate agent, you must be very careful in choosing the right agent. Remember that he or she should be someone who you can trust. As long as you both trust each other, there will be no conflict. It is also very important that you have lawyer to witness the agreement you had with the real estate agent. Though this is not a requirement, this will help you to overview the paper works that you will sign.

What characteristics of a real estate agent should you consider? The first thing you have to look for in an agent is honesty. Will you be able to know whether an agent is honest at the first meeting? Do not ever believe in an agent who gives too many promises because most likely, he is one of those who do a lot of talking but is unable to deliver what he is saying.

The Basics of Getting Your Real Estate License in the United States

The Basics of Getting Your Real Estate License in Canada

Canada is one of the countries with biggest land areas. Thus, it is said that real estate industry will work best in this country. Step 1:

The student must also have completed a 3-unit English course in English literature or English composition. The student must have also completed the licensing course for real estate agents, licensing course for Rental Property and the Mortgage Brokerage licensing course. The students should also have completed designations for Certified General Accountant which includes courses equivalent to Business Writing Skills.

Step 3:

If the student have successfully taken the course and passed the exam, he may now apply for a license. The student simply has to complete the application form for associate, representative or managing broker depending on what type of license he would like to obtain.

Step 4:

After completing the above three steps, the student must then take another course for the Residential Trading Services. The student must be able to register for this course a month of being licensed and should be able to complete it in 6 months.

Obtaining a real estate license in Canada takes time but once you were able to obtain a license, you will benefit from it for a long time. Remember that real estate is a big business that does not only require knowledge. People going into real estate transaction should have a proof that you are someone they could transact with.
